Vermiculite in an attic is left alone until a lab result comes back, because this fill may contain asbestos. We halt the job and have a sample analyzed. When asbestos is confirmed, we coordinate a trained asbestos abatement contractor to take it out, and we re-insulate after the air clearance.
Nobody can tell whether vermiculite contains asbestos by looking at it. That is why we never remove it on sight and never call it safe. Our work is fully insured, and quotes come in writing.
Vermiculite is a loose, pebbly fill, usually grey-brown or gold, that glints a little in a flashlight beam. Builders and owners poured it into attics and walls for decades, and a large share of what Canadians bought was mined at a site that also held asbestos. It often hides under newer insulation in older houses.
If you think you have it, leave it alone. Health Canada's advice is that sealed, undisturbed vermiculite is the lowest risk, and that professionals should handle it if it must be removed. Keep the vacuum and the broom away from it, and do not store boxes in the attic above it.
Ontario Regulation 278/05 classes the disturbance of more than about 11 square feet of asbestos-containing vermiculite as a Type 3 asbestos operation. Trained asbestos abatement workers carry it out after the Ministry of Labour has been notified, inside a sealed work area with filtered air, and the air is tested before the area reopens.
That is not a job for a general insulation crew, and we never remove vermiculite ourselves.
First, we stop work and photograph what we found. Second, a sample is sent to a proper lab, and testing usually costs about $300 to $800. Third, when the lab confirms asbestos, we arrange removal by a trained asbestos abatement contractor. Across the market, abatement runs from roughly $8,000 to $25,000, depending on the size of the attic and how much vermiculite is in it.
Finally, once the abatement contractor's air clearance is done, we come back to seal the attic and blow in new insulation. If the lab finds no asbestos, we talk through the next step with you, because asbestos can sit unevenly through loose fill and one sample can miss it.
Abatement costs more than standard insulation removal because of everything around the work. It needs a sealed enclosure, negative air machines with HEPA filters, protective suits, a decontamination area for the workers, special waste handling and air testing at the end. The attic itself may be no bigger than any other. A lab result is the only way to know whether any of that is needed.
