The simple reason is that you can check every part of the job. The written quote lists how many square feet the attic covers, the depth in inches, and the type of material up there. Before any insulation removal starts, we photograph the attic. When the work is done, we photograph it again from the same spots, so the two sets can be compared side by side.
We also tell you when a job is not needed. If the insulation is clean and dry and simply too thin, a top-up costs less than taking it out, and we will say so. If the attic has vermiculite, we stop and arrange a lab test before anything is touched.

Attic cleaning begins by stripping out insulation that mice, raccoons, squirrels or bats have fouled with droppings and urine. The soiled fill is dampened, bagged and hauled off, and then the joists and roof boards are sanitized and deodorized so clean insulation has a fresh surface to sit on.

Vermiculite in an attic is left alone until a lab result comes back, because this fill may contain asbestos. We halt the job and have a sample analyzed. When asbestos is confirmed, we coordinate a trained asbestos abatement contractor to take it out, and we re-insulate after the air clearance.

The smell leaves the house. Urine and droppings in an attic give off an odour that drifts into the rooms below, and it stays until the soiled insulation is gone and the wood is treated.
Insulation removal lets the attic be sealed properly. Once the joists are bare, the gaps around wires, pipes and light fixtures are easy to reach and close, which keeps warm, damp air away from the roof.
The house is easier to sell. A home inspector who finds a clean attic with new insulation has one less item to write up, and a buyer has one less reason to ask for money off the price.
We inspect the attic first, measuring the fill and looking for droppings, leaks, vermiculite and old wiring. Photos are taken before anything is moved.
Next, we protect the house. Floor covers go down along the route to the hatch, plastic seals the hatch opening, and the vacuum and its bags are set up outdoors.
The old insulation comes out. Loose fill goes up the hose into the bags, and batts are pulled by hand and bagged in the attic.
Then the attic gets cleaned. Stray dust and debris are picked up by the hose, and where animals lived, the joists get sanitized and deodorized.
We finish with photos of the empty attic, and the full bags are taken away for disposal.
We measure the depth, look for droppings and leaks, and write down what we find. The visit costs nothing.
Old attic insulation that has settled into a thin, hard layer calls for insulation removal. Loose fill and batts both work by trapping air. After twenty or thirty years of foot traffic, small leaks and its own weight, much of that air is gone, and a layer that once stood ten inches tall may now measure five.
Adding more on top does not undo the damage underneath. It only hides it. If the old layer is packed down, stained or dusty with droppings, we take it out, clean the attic floor and start again. If it is only thin, a top-up is fine, and the quote will say which one the attic needs.
Checking takes a ruler and a flashlight. The depth gets measured at several points, and each reading is photographed.
Older houses in St. Thomas usually need full insulation removal rather than a top-up. The city grew up around the railways, and many of the brick homes in the Armoury District, the Courthouse Area and Kettle Creek Village date from the late 1800s and early 1900s. Each owner since then added whatever insulation was popular at the time.
It is common to find old loose fill at the bottom, batts laid across it and newer blown-in material on top of both. Mixed layers like that settle unevenly and hide what sits underneath. CMHC counted about 5,000 of the city's 18,000 homes as needing minor or major repairs in 2021, and a worn-out attic is a typical item on that kind of list.
We look before we quote. That way the price reflects what is really in the attic.
Insulation that mice, squirrels, raccoons or bats have lived in has to come out. Animals nest in the fill, tunnel through it and use it as a toilet, and no amount of new insulation on top will fix the smell or the health risk.
The advice from Southwestern Public Health is to never sweep or vacuum droppings while they are dry, because doing so lifts the dust into the air you breathe. A removal crew does the opposite. The material is misted or treated before it is touched, respirators stay on the whole time, and the vacuum and its bags stay outdoors with the exhaust aimed away from the house.

Blown-in insulation removal is done with a large vacuum rather than by hand. Loose cellulose and fibreglass are too light and too dusty to scoop into bags without filling the house with dust.
The vacuum sits on a trailer out front. Its wide hose snakes in to the hatch, and the fill travels through it straight into big collection bags outdoors. Nothing is carried through the rooms. In most attics the hose reaches every corner, including the low edges near the eaves where the fill is often deepest.

Wet insulation needs removal because it rarely dries out on its own. A slow roof leak or an ice dam at the eaves can soak a patch of attic fill for a whole season before a stain shows on the ceiling below. By then the insulation is matted down, and the wood under it may be growing mould.
Winters here swing above and below freezing, often in the same week. Each thaw melts snow on a warm roof, and each freeze turns the water back to ice at the cold edge. That is how ice dams form, and they push water under the shingles.

Vermiculite insulation removal never begins on sight. This fill looks like small, shiny pebbles, often grey-brown or gold, and it was poured into a lot of older attics. Some of it contains asbestos. Health Canada's guidance is that undisturbed vermiculite is best left where it is, and that professionals should handle it if it has to go.
When we find it, we stop. We arrange a sample for testing at a proper lab, and the result decides what happens next. Ontario rules say that disturbing anything beyond a small patch belongs to a trained asbestos abatement contractor, who must first notify the Ministry of Labour. We line up that contractor, and when the air clearance comes back, we return to put the new insulation in.

Insulation removal leaves the attic floor open, and that is the easiest moment to fix the air leaks under it. Warm air from the house escapes through gaps around wires, plumbing stacks, pot lights and the top of inside walls. Those gaps are hidden under a foot of insulation most of the time.

Insulation removal is often the first time in decades that anyone can see the wiring in an old attic. Knob-and-tube wiring, the early system of single wires run on ceramic posts, was common in houses built before the 1940s. It was designed to shed heat into open air, and burying it in insulation is a known concern.
When we find it, we stop and show you photos. We do not do electrical work. An electrician should check the wiring, and if the house is being rewired, that is best done while the attic is empty. The new insulation goes in after the electrical work is finished, so nobody has to dig through it later.
Most attics in this part of Ontario are priced by the square foot. The market range for insulation removal is about $1.50 to $3.50, with the bulk of jobs at $1.50 to $2.50. On a clean attic measuring 1,000 square feet, the usual total is roughly $1,500 to $3,000. Contaminated insulation, meaning fill soiled by animals, mould or leaks, costs $2.50 or more per square foot because of the extra care. That often means $2,000 to $3,500 for the same attic.
Five things move the price: how big the attic is, how deep the old layer sits, what that layer is, how awkward the hatch is, and how much cleaning follows.

Insulation removal is often the first step in making an old cottage warm enough for winter. In Port Stanley, a good number of summer cottages have become year-round homes. Their attics were built for a few warm months, so they tend to have thin insulation, few vents and plenty of gaps.
Humid Lake Erie summers add to the problem. Damp air moving into a cold attic leaves moisture on the roof boards, and old insulation holds onto it. We often find musty, flattened fill and signs of mice in the same attic.
