Inspection Reports Often Flag The Attic
Home inspectors in St. Thomas are busy. The city grew by about 10 percent between 2016 and 2021, and the new battery plant is bringing more buyers, a lot of whom choose older houses. An older house often has an attic nobody has looked at in years.
The usual items are droppings from mice or raccoons, water stains from a roof leak, insulation that is too thin or packed down, a bathroom fan that ends in the attic, and fill that might be vermiculite. CMHC counted about 5,000 of the city's 18,000 homes as needing minor or major repairs in 2021, so it is no surprise when the attic makes the list.
A Written Quote Settles The Negotiation
Buyers and sellers need a firm figure, not a guess, before they can settle on a price. Our quote lists the square footage, how deep the fill is and the type of insulation coming out, plus any cleaning and new insulation. It can go to the buyer, the seller and both realtors.

Sellers Can Deal With The Attic Before Listing
A seller who suspects an attic problem can get ahead of it. A look at the attic before the house is listed, with photos and a written quote, lets the seller finish the insulation removal before the buyer's inspector goes up. At the very least, the seller can show a firm price with the listing, which takes one surprise out of the negotiation.
Before And After Photos For The File
We photograph the attic before any work starts and again when it is finished, from the same angles. Those photos show the lender, the insurer or the next inspector that the work was done. Sellers can add them to the listing documents, and buyers can keep them with their own records.
Most Jobs Fit Before A Closing Date
A typical removal wraps up in a day, and adding new insulation stretches it to two at most. That fits between an inspection and a closing in most cases.
